What is IDX?

IDX or "Internet Data Exchange" is the framework that enables MLS Participants and Subscribers to automatically display each other's listings on their websites and/or web presences for public search. IDX service is available from multiple, competing vendors, thus the first step is to review the list of “approved” IDX vendors and their products before making a choice.

IDX Rules (MLS Rules Sections 12.5, 12.11 and 12.15 - 12.18)

FAQ's

   • Q: Can I get a link/ frameable link?
   • A: They need to utilize an IDX vendor for this service.

   • Q: My web person told me to get the IDX forms from you?
   • A: The appropriate paperwork is provided to approved vendors and all paperwork must channel through your vendor.

   • Q: I submitted my paperwork this morning, how come my website isn’t working?
   • A: Contact your web person or IDX vendor for assistance. They are your support mechanism for your site and public display of MLS data.

   • Q: Help! I can’t get Widget Alpha to work on my website.
   • A: Contact your web person or IDX vendor for assistance. They are your support mechanism for your site and public display of MLS data.

   • Q: How frequently does “IDX” update?
   • A: Vendors can pull new and updated listing data up to 6x a day, so it can feel nearly real time. They must update listings within 72hrs of any changes or updates.

   • Q: How does site X get away with showing ABC information?

What is a VOW?

VOW or "Virtual Office Website" is a website belonging to a licensed Brokerage that does not have a brick and mortar building. Which is further explained in MLS Rule Section 12.19.1: (a) below.

Section 12.19.1: (a)

A Virtual Office Website (“VOW”) is a Participant’s Internet website, or a feature of a Participant’s website, through which the Participant is capable of providing real estate brokerage services to consumers with whom the Participant has first established a broker-consumer relationship (as defined by state law) where the consumer has the opportunity to search MLS Listing Information, subject to the Participant’s oversight, supervision, and accountability. A non-principal broker or sales licensee affiliated with a Participant (i.e. Subscriber) may, with his or her Participant’s consent, operate a VOW. Any VOW of a Subscriber is subject to the Participant’s oversight, supervision, and accountability.
